Queenswood Management Association Ltd ("QMAL") was established when the
estate was first built, and is referred to in the lease as "the
Company". QMAL has responsibility for the day-to-day management of
Queenswood Gardens. Much of this is contracted out to Hull &
Company, who act as managing agents for QMAL. Like QGL, all the QMAL
directors are elected at annual general meetings and are all
unpaid, carrying out their activities in their own time. The current
directors are Matt Felton, Jade Huang, Deborah Kelly and Rob Kemp. The directors are committed to following best practice and accordingly have adopted the Institute of Directors' Code of Professional Conduct as their guiding document.
QMAL sets the annual budget and service charges in discussion with Hull & Company. The company also manages the estate's parking permit scheme. Directors play an active role in supporting Hull & Company in day-to-day management of Queenswood Gardens, and regularly discuss the development of the gardens with our gardener. Working closely with Queenswood Gardens Ltd ("QGL"), the company deals with issues arising from the terms and conditions in the lease.
QMAL is authorised under the terms of the lease to introduce reasonable rules and regulations relating to the use of common areas of the estate. Details of current rules can be found, together with the main lessees' covenants, here.
The directors hold the company's financial reserves in trust for the shareholders. They have a reserves policy to ensure that there is a proper level of fiscal responsibility in their management — see Reserves Policy for details.
As a limited company, QMAL is governed by its Memorandum & Articles of Association (click to download). It holds an annual general meeting, to which all
shareholders are invited, and publishes its accounts annually. Click
